Roxanne Amoroso

Primary Role: Development and Finance Strategies


Roxanne Amoroso is a nationally recognized expert in real estate development. Her expertise in advancing complex real estate development spans more than 20 years. Prior to Mosaic Development, she served as a Senior Vice President in the Community Development Department at Bank of America Merrill Lynch from 2000-2012. In that role, Ms. Amoroso was responsible for all real estate development activities in the state of Florida, as well as the southeast. Development activities included the creation of long-range development strategies, financial proforma production and implementation, partner management of the site assemblage, entitlement, planning, design, permitting and construction process and supervision throughout the development process including branding, marketing and lease-up. During the course of her career in real estate she has developed, acquired and disposed of thousands multifamily units in individual projects ranging from $12 million to $50 million and lead master development projects valued from $435 million to $1 billion in economic development.

As Principal, Ms. Amoroso is responsible for strategic planning, financing, project delivery and general management for all of Mosaic’s multifamily and master development activity.  Ms. Amoroso’s extensive experience in the multifamily development arena dictates her role in all aspects of the company’s development processes including site sourcing, financial proforma creation and implementation, partner and finance negotiations, entitlement execution, project design, permitting and scheduling oversight, construction budgeting and contractor bidding, lease-up and operation.
 
Terry Wayland

Primary Role: Market Analysis, Operations, and Lease-Up


Terry Wayland has an exemplary reputation within the multifamily industry with over 20 years of real estate management and leasing experience. He has been President of Incore Residential, a third-party multifamily management company, for more than a decade. Through his leadership, Incore Residential has become one of southwest Florida's largest providers of management services for apartments, condominiums and home owners associations.

In his role as Principal in Mosaic Development, Mr. Wayland partakes in general management duties for the company, including strategic planning and corporate financial planning. He specializes in identifying potential development sites and is directly responsible for operational functions including but not limited to income and expense determinations, rent setting, lease up strategies, demographic and market analysis, establishing unit mix and layouts in conjunction with design consultant and space planning for project amenities and leasing spaces with the responsibility of ensuring the leasability and marketability for all of Mosaic’s projects.

 
Marc Mariano

Primary Role:
Entitlement, Design, and Construction Oversight


Marc Mariano’s expertise in the multifamily arena includes the development and repositioning of urban mid-rise and suburban garden-style products in various communities throughout Florida and New Jersey. Prior to forming Mosaic Development, he spent over 16 years managing complex land development projects in urban and suburban settings for multifamily, mixed-use, single family, office and retail ventures. Mr. Mariano is highly experienced in all phases of the development process from the initial planning and due diligence phases, to project design and permitting, to project construction and close-out. Having extensive experience managing various project types from inception, he specializes in assessing and implementing the long-term strategic vision for a project by functioning as the primary liaison between contractors, design consultants and permitting agencies to ensure projects are completed on schedule, on budget and in compliance with applicable regulatory agencies. He has supervised and managed construction and development projects ranging from $10,000 - $45,000,000 in value.

In his role as Partner for Mosaic Development, Mr. Mariano partakes in all general management duties for the company, including strategic planning, corporate financial planning and project delivery. He specializes in identifying potential development sites and strategies to gain site control and is directly responsible for forward planning activities (land entitlements, due diligence, initial budgeting, scheduling, master planning and rezoning); managing the site and architectural design and permitting process; and managing construction activities through close-out, and supports the financial modeling and partner and finance negotiations led by Ms. Amoroso.

Operations and Lease-Up


Evie Law is recognized in the industry as an innovative professional with a strong business acumen and exemplary work ethic. Ms. Law has a distinguished real estate career, with experience in commercial, single family and multifamily marketing and property management. In the multifamily industry, Ms. Law oversees the due diligence teams and property management teams, and asset management of fractured condo rentals, stabilized market rate rental communities and rehab/repositioning assets. Ms. Law’s expertise include business development, property repositioning and rebranding, market research, marketing strategies, personnel management, contract negotiation, and business-to-business sales.
In her role as Partner in Mosaic Development, Ms. Law partakes in general management and strategic planning duties for the company. She is directly responsible for and supports Mr. Wayland’s operational functions including but not limited to income and expense determinations, rent setting, lease up strategies, demographic and market analysis, establishing unit mix and layouts in conjunction with design consultant and space planning for project amenities and leasing spaces.
