Roxanne Williams
Principal
Primary Role: Development and Finance Strategies
Airforce Veteran Roxanne Williams is founding member and the lead Principal of Mosaic Development Company, a St. Petersburg based, State of Florida Multifamily and Master development company, woman and veteran owned. Roxanne is responsible for strategic planning, financing, project delivery and general management for all of Mosaic’s activity in the state of Florida. Roxanne is a nationally recognized expert in real estate development and her expertise in advancing complex real estate development spans more than 34 years.
Mosaic Development is a ten-year-old multifamily and master development company with construction projects ongoing in Ft Myers, Kissimmee and DeBary, Lakeland and St. Petersburg. Our total production to date is $318 million.
Our Kissimmee development is an urban, transit-oriented master development comprised of a 120-key hotel, 288 apartments, and a 393-unit parking garage located on Lake Toho valued at more than $100 million.
Prior to forming Mosaic Development, she served as a Senior Vice President in Bank of America Merrill Lynch Community Development and was responsible for multifamily and master estate development activities in the state of Florida and the southeast United States with a notable lead position in the Encore project, a $425 – $450 million located in downtown Tampa. Roxanne serves as an advisor and instructor with CRED, Community Real Estate Development, a University of South Florida Institute of Government program, and is the past president of Bright Community Trust.
CPM, Terry Wayland
Principal
Primary Role: Market Analysis, Operations, and Lease-Up
Terry Wayland has an exemplary reputation within the multifamily industry with 32 years of real estate management and leasing experience. He is a member of the Institute of Real Estate Management (IREM) as a CPM, a Licensed Community Associations Manager (LCAM), and is a licensed Broker in multiple states. He is President of Incore Residential, a third-party multifamily management company, with a proven track record spanning over 20 years. Through his leadership, Incore Residential has become one of Southwest Florida’s premier providers of management services for apartments, condominiums, and homeowner associations.
In his role as Principal in Mosaic Development, Mr. Wayland participates in general management duties for the company, including strategic planning and corporate financial planning. He specializes in identifying potential development sites and is directly responsible for operational functions including but not limited to income and expense determinations, rent setting, lease up strategies, demographic and market analysis, establishing unit mix and layouts in conjunction with design consultant and space planning for project amenities and leasing spaces with the responsibility of ensuring the success for all of Mosaic’s projects.
Andy Bravo
Chief Financial Officer
Andy Bravo serves as Chief Financial Officer (CFO) for Mosaic Development, where he oversees the finance and accounting department and is responsible for the company’s financial operations, focusing on risk management and cash flow optimization. With 20 plus years of experience across both public and private sectors, he brings a wealth of knowledge to his role, particularly in the areas of partnerships and tax compliance.
Prior to joining Mosaic, Andy began his professional career in public accounting where he served in various capacities as the firm’s audit and tax managing partner. After a successful sale of his practice, Andy played a key role in the merger of an Atlanta-based developer serving in the role of Finance Director where he oversaw the investment and development of residential and commercial real estate for the company.
Andy earned his BS in Accounting from Florida Gulf Coast University and is an active member of the American Institute of Certified Public Accountants. He is inspired daily by his wife and family and during his free time he enjoys everything Florida has to offer.
Eric Comp
Sr. Vice President of Construction and Development
Primary Role: Construction & Development
Navy Veteran Eric Comp is the Sr. Vice President of Construction & Development of Mosaic Development Company, a St. Petersburg based, State of Florida Multifamily and Master development company. Eric is responsible for leading and overseeing all projects while working to achieve budgetary requirements, revenue objectives, design standards, and project quality control.
Eric brings over 20 years of experience managing complex construction projects such as commercial, multifamily, and mixed-use ventures. Eric’s expertise in the multifamily arena includes the construction of mid-rise and garden-style products in various communities within the Philadelphia market. Eric has supervised and managed construction projects ranging from $10,000,000 – $60,000,000 in value.
Brian Schaeffer
Systems Administrator
Brian serves as Mosaic’s Systems Administrator. He provides technological support and consultation, leveraging his over 10 years of multifamily housing experience. Brian’s expertise include process development, data analytics, systems deployment, 3rd party systems integration, and process documentation.
